How do I schedule a tour of the community?
You can schedule a tour anytime through our website, or call our leasing office and we’ll be happy to help. Walk-ins are welcome when availability allows.
Do you have virtual or self-guided tours available?
Not at this time. We currently offer in-person tours so you can experience the community firsthand.
What are your Leasing Office hours?
Monday–Friday: 9:00 AM–5:00 PM <br>
Saturday: 10:00 AM–4:00 PM <br>
Sunday: Closed
Do you offer any move-in specials?
Yes! Please check our website for the most up-to-date specials, or contact the leasing office for current offers.
What income requirements do you have for applicants?
Household gross monthly income must be at least 2.5x the monthly base rent.
What is your Application Fee?
$50 per applicant (18+). Application fees are non-refundable.
What is your Administrative Fee?
$200 administrative fee due at move-in (non-refundable).
Do you require a Security Deposit? If so, how much? Maximum Deposit
Yes. Security deposits start at $500 and may be up to one month’s rent based on screening results. <br><br>
Deposit disclaimer (website): Deposit listed is with approved credit. Based on the credit application, deposits may be up to one and a half months’ rent (maximum: 1.5x one month’s rent).
Do you accept co-signers or guarantors?
Yes, we accept qualified guarantors. Additional requirements and documentation apply—please contact our team for details.
Do you allow subletting or lease transfers?
No. Subletting and lease transfers are not permitted.
Do you require Renters Insurance? If so, up to what amount do you require coverage for?
Yes. Renters insurance is required prior to move-in and throughout your lease term, with a minimum of $100,000 in personal liability coverage.
When is rent due each month?
Rent is due on the 1st of each month. A grace period is provided through the 4th; late fees apply beginning on the 5th.
What is the late fee policy for rent payments?
$50 initial late fee, plus $10 per day until the balance is paid in full (per lease terms).
What forms of payment do you accept for rent?
We accept the following payment options: <br>

What utilities are required in the rent?
Water, sewer, and trash are included in rent. Other utilities and optional services may be the resident’s responsibility—please contact the leasing office for details.
Are washers and dryers included, or is there a laundry facility?
Yes—each apartment includes an in-home washer and dryer.
What amenities are available for residents?
Residents enjoy basketball courts, a dog park, a playground, and outdoor grilling areas.
Is parking available? If so, is there a monthly fee?
Yes. Each home includes one covered parking space, and additional open (uncovered) resident parking is available on a first-come, first-served basis at no monthly fee.
Do you have EV charging stations? If so, what is the policy for use?
Not at this time.
Do you have a dog park or pet washing station?
We have an on-site dog park. We do not currently offer a pet washing station.
Do you have package lockers or package delivery services?
We do not have package lockers. Carriers typically deliver packages to your apartment door when possible.
Do you have on-site maintenance, and how do I request a service?
Yes. We have on-site maintenance, plus a 24/7 emergency maintenance line. For non-emergency requests, submit a service request through the Resident Portal or contact the leasing office.
Are there any community events for residents?
Yes! We host monthly resident events and raffles. Follow our social media for event announcements, and watch for newsletters and community updates.
Is there a preferred employer or student discount program?
Not at this time.
